As you progress as an active real estate investor, developer or passive investor, it becomes more apparent that some of the gurus you looked up to in the beginning are not as they appear. I too discovered this as I have trained, advised, and consulted with some of the ‘top speakers’ in the industry.
It’s important for me to not use the word “investor” because many that I have worked with privately are not profitable investors. Others were not actively closing transactions until they became well-known as a guru on the seminar circuit.
You will not be surprised to know two speakers that partnered before they came gurus were terrible investors. Terrible in the sense they could not make a profit. It’s unfortunate that the seminar & coaching industry thrives on the weak and wannabe investor without having proven themselves first. When you seek out an expert to coach or advise you, remind yourself they may be like the gentleman in this video.

As a former banker I have seen many folks who thought they could get rich quick by investing in real estate when they had no idea what they were doing. I am glad we have you and Steve to educate us in the process as we grow our fund.

Matt, First I would like to address the guy who “heard” about Scott Scheels boot camp. I attend regularly as I consider it to be the best “current events” live event with regards to commercial RE. Since I have started I have been involved with over $4M in commercial RE transactions and increased my net worth by 10 fold. I have shopping centers, a molbile home park, a 50ksf warehouse, and some raw land. I was a construction electrician before getting started with Scott and honestly believe that 80% of the problems with the any program falls on the students who go home and forget all about the information. Only knowledge with ACTION is “Power”. I can tell you that I am one of several folks that I know personally that can tell as good or better success story than mine.
With regards to the guru business, I couldn’t agree with the video more. I came to your event based on a personal recommedation by a good friend and was not disappointed at all. It is each individuals responsibility to do some “due dilligence” before spending money on anything, including education. I think the folks that are complaining should put on their “big girl” panties and take some responsibility for how and where they spend their education dollars. I would compare it to buying insurance based on the fact that you like the gecko instead of the value of the insurance product itself.

Classic video. Perfectly depicts the style over substance mentality of the “circuit”. People need to realize that hype and high price tags do not equal quality education. Please only consider training with people who have actually been successful “practicing what they preach”. Unfortunately in our world of email and social media this hype and the artificial results can be fabricated. When I was a kid and a certain buddy of mine would get in trouble my mom would say “One of you will lie and the other will swear to it”. This is exactly what the “guru mafia” does. There are people (you would know of them) who have personally told me they know nothing about the product they are endorsing. Please be careful where you spend your hard earned cash. Someone who really knows of what he or she speaks will not be afraid to prove it to you.

Two quick comments: 1) I have spent more $$ on real estate seminars and courses than I did on my two college degress! 2) One of the guys I originally begin to train under is in a bit of legal trouble…and I was following his lead!

Interestingly, I have not been a huge “guru” follower outside of watching the on-line training videos that lead to the “big sell”. Of the courses that I have bought I have learned a technique or two that led to a deal but usually that is all b/c it ends up being more work than I want to do. I do have friends who have gone in with gurus and I have not had the returns that they expected, so I agree we should definitely vet the gurus.

Sadly Alex – You Hit the Nail on the Head. As an active real estate investor and (even a) student of Dyches, I concur. Most of the supposed “gurus” aren’t really doing what they claim. We teach people to investigate prospective property to buy and even tenants perhaps one should check out whom their purchasing a course from too.

Mike, sadly CCIM courses do not get the credit they deserve. Maybe it’s because they don’t plan “Eye of the Tiger” when the teacher walk out or the lack of concert lighting. Thanks for reminding the readers about CCIM. – Matt

I’ve gotten hosed by a guy that put over 550 sheep in the room. He played more video clips of movies than teaching. Then sales from other gurus took up the part of the bootcamp. What’s funny is one of the other speakers had spoken at my event in 2003 and he shared w/ me this guy hadn’t had one successful student in his $25K coaching program. Didn’t see to bother anyone. Another 20% signed up for more…they got “certified” and received nice black business cards with silver embossed lettering.
